Luton’s new property hotspot – Strawberry Star’s £280m integrated development

London, Oct 18, 2018:

With a £1.5billion regeneration project underway, the once overlooked Bedfordshire town of Luton is being reinvented into a buzzing property hotspot. With house prices still 60 per cent less than London itself, 20 per cent growth forecast and an expanding captive rental market; for savvy first-time buyers, commuters, home-movers, buy-tolet investors and property investors, now is the time to buy in Luton. The latest development to come onto the market is LU2ON, set in the heart of the town’s regeneration zone and ready to put Luton back on the map.

Located on the site of the former Vauxhall Motors factory, where some of Britain’s most iconic and best-loved cars were once built, LU2ON will provide over 785 bespoke suites, one and two-bedroom apartments and first-class facilities such as private roof gardens and 24-hour concierge. Asking prices start from a realistic £185,000 (Phase 1) when the £240m development launches officially on 7 th & 8th November 2018 in King’s Cross, London and 10th November 2018, in Luton.

LU2ON is Strawberry Star Group’s new development under its Strawberry Star Homes division. It plans to deliver 4,000 London-style new homes across London zones 3 – 9 and the commuter belt by 2025. The company will use a mix of traditional and novel construction technologies, including elements of modular homes, to deliver quality homes at lower capital values for aspiring buyers.

Santhosh Gowda, Chairman of Strawberry Star Group, comments: “With property prices in London becoming increasingly unachievable, our intention with Strawberry Star Homes and our first development LU2ON, is to bring the style and excitement of London living to its outer boroughs and key commuting towns, helping to address the growing demand from those priced out of the capital.”

Santhosh continues: “LU2ON is an exciting new redevelopment of a valuable site in one of the UK’s most promising locations. Luton is undergoing major investment and we are delighted that our first mixed-use volume housing scheme is at the centrepiece of this transformation project.”

LU2ON will provide 400 high-quality apartments under Phase 1, due for completion in 2021. Designed to provide a contemporary feel, the specifications include video entry phone system; floor to ceiling windows; thermostatically controlled central heating via flat panelled radiators; sound proofed triple glazing throughout and mechanical air ventilation system to name a few. Fully integrated appliances add quality and style to the interior finish of the kitchen units.

Spread over 6.8 acres, commercial space is also being provided at the development with large public realm, gardens, a gym, boutique shops, restaurants and bars, as well 2 as a hotel. Provisions are made to include a supermarket, childcare and a pharmacy in the development. Buyers at LU2ON will have the added advantage of Strawberry Star’s unique end-to-end property services, such as post-completion, estate management, lettings and resales of their property.

The architects & interior designers for LU2ON are the renowned Flanagan Lawrence & Stuart Forbes Associates, who are jointly working as a team for this development. Gillespies are the landscape architects for the development.

The development is located a short walk from Luton Airport Parkway Station, which connects to King’s Cross St. Pancras in under 23 minutes by train. Luton is also well connected by the newly launched Thameslink railway, which offers frequent direct train travel to other London terminals and centres including London Bridge, Blackfriars and London Farringdon in less than an hour.

Luton has good motorway connections via the M1 for journeys north towards Milton Keynes, and south towards St Albans and the North Circular. Luton is also home to London Luton Airport, which offers easy international travel to 30+ countries and 70 destinations across Europe, the Middle East, and North Africa. The town also has beautiful countryside on the doorstep, being surrounded by the Chilterns, designated as an Area of Outstanding Natural Beauty.

LU2ON is located close to major developments as part of Luton’s 395-acre Enterprise Zone project such as the £200million Luton ‘Direct Air to Rail Transit (DART)’ driverless rail shuttle (located opposite the LU2ON development), the transformation of The Mall shopping centre and the Luton Cultural Quarter, as well as the proposed redevelopment of Luton Football Club.

LU2ON has the advantage of being within the ‘Golden Triangle’ of Cambridge, Oxford and London, which is home to the world’s top universities apart from the local University of Bedfordshire, offering investment opportunities for students while studying.
